“What does it cost?” and “can I afford it?” are the most common questions we hear. The good news is that our community offers a variety of both contract options and apartment home sizes that are affordable for many budgets.
Our experienced sales counselors will work with you to discuss your needs and identify the best plan to assure that you will be financially comfortable now and in the years to come. When moving to The Moorings at Lewes, your costs include both an Entrance Fee and an ongoing Monthly Service fee.
Entrance Fee – The Entrance Fee is a one-time payment that is based on the size of your residence and whether one or two individuals live there. The Entrance Fee secures your apartment home and provides guaranteed access to our on-site healthcare services. When you submit an application for residency, there is a non-refundable $500 application fee.
Traditional or Refundable Options – Our community also offers both Traditional and Refundable Entrance Fee options. With a return of a portion of your initial payment, the Refundable Entrance Fee is a great option if you wish to leave funds to your estate or if you may consider moving again at some point in the future. The Traditional Entrance Fee is ideal if you wish to pay a lower upfront amount and is an excellent choice if you’ve already planned for your estate.
Monthly Service Fees – In addition to the Entrance Fee, there is also a Monthly Service Fee that is based on the size of your apartment home and whether there are one or two occupants. Your monthly fee covers bi-weekly housekeeping, interior and exterior maintenance, 24-hour security, utilities, property tax cost and a multitude of services and amenities. Because the Monthly Service Fee covers the majority of your living expenses in a single check, it makes monthly expenses more predictable and financial planning easier.
2018 Fees – To give you an understanding of our pricing, below are examples of our starting Entrance Fees and Monthly Service Fees. Both are based on a Traditional Entrance Fee plan with a single occupant.
One Bedroom: Entrance Fees start at $215,000; Monthly Service Fees start at $2,684
Two Bedroom: Entrance Fees start at $315,000; Monthly Service Fees start at $3,308
Cottage (2 Bedroom, Den): Entrance Fees start at $361,000; Monthly Service Fees start at $3,388
